The main cost drivers
- Scope and square footage. How much comes out — partitions only, or full gut including MEP, ceilings, and flooring?
- Structural vs. non-structural. Removing load-bearing elements requires engineering, shoring, and more labor than pulling non-structural partitions.
- Site access and hours. Occupied buildings, tight urban sites, elevator-only access, and after-hours or weekend work all add cost.
- Dust containment and protection. Negative-air containment and protecting finishes that stay costs more up front — and saves far more by not damaging other work.
- Hazardous materials. Asbestos or lead means certified inspection and abatement before demo (required in Colorado). This is often the biggest single variable.
- Disposal and diversion. Debris volume, landfill fees, concrete/metal recycling, and any hazardous-waste handling.
